In situations like this I often use a wrapper document, as outlined at http://markmail.org/message/eyr77kzw7g4eulun - that way there are no changes to the original content, and it's easy to deliver the original content to the end user.

If you want to combine restrictions in the sense of
AND('dog', 'cat'), then properties are not the right tool for
the job. Instead, the properties should be brought into the
main document content, so that all the query terms are
indexed together.
