Arthur, The Accounts Receivable account is an asset account which means it is debited to increase its balance and credited to decrease its balance. You want to it to have a negative balance by the amount your tenant is in credit. Manually nter a transaction at the date you opened the books with the following entries/splits to create the negative opening balance xxx. You can do this either from the Acounts Receivable or the Opening balances register.
