Spruce Lane either didn't exist the last time TeleAtlas surveyed that 
area, or they decided that it was so small that it wasn't worth mapping.

Geocoders that source their data from Navteq include it, but those that 
source their data from TeleAtlas don't.

If you zoom in to (39.64735,-106.60864) you'll see that the TeleAtlas 
map tiles don't show it. The TeleAtlas geocoder database matches the 
TeleAtlas tiles.

Whenever the geocoders can't find an exact match they try to find 
something that nearly fits.
