Salah satu criteria yg penting untuk beli rumah 2nd hand...adalah...buat 
survey dgn valuer...berapa market price dan compare with the selling 
price...If the selling price above the valuation..then...reject jer 
laa...but if lower sangat2 pun kena pikir gak laa...takut ada hidden 
things yg kita tak tahu...Pastu...Lawyernyer cost pun penting juga kena 
tahu...B'coz as the buyer u have to bare the cost of S&P (Sales and 
Purchase Agreement) and lawyer cost time buat loan ngan Bank...

If nak beli rumah baru...tengok 2 la sikit developer tu siapa...Tengok 
hasil kejer diaorg dulu...Make sure ambil yg established sikit 
laa...Normally..S&P nyer lawyer fees developer kasi free...Cuma u kena 
bare lawyer cost time buat loan ngan bank jer...If loan dalam 
RM110k...lawyer cost dalam RM5k... Lagi satu..if rerasa nak jadikan rumah 
tu sebagai investment house..meaning ada niat lagi la nak beli rumah 
lain..Buat la loan ngan MBSB..coz MBSB bukan financial 
institution...jadi..credit checking tu not comprehensive as bank nyer 
credit checking..pastu lak..MBSB guna coupon rate instead of BLR...Just an 
opinion coz saya pun buat loan ngan MBSB..tapi dlm CCRIS tak appear pun 
loan saya nie...oopsss..saya bukan promote MBSB coz saya bukan staff sana 
k..

Documents: Payslip latest 3 months, KWSP statement, Bank statement, Staff 
confirmation from employer

ingin membeli rumah....boleh saya tahu apa kriteria2 yang perlu kita kaji 
atau selidik dulu sebelum membeli rumah...contohnya berkenaan dengan 
dokumen atau EPF ker atau sebagainya....:)
