I had the same problem. ( go back in the forum a 2 weeks ago). Well first make sure that you installed SQL server SP3. while you intall it, you can  allow db chaining and your problem is solved but  it is security flaw. or if you have already installed SP3 like i did, do the following:  1-set the sa password to blank.  2-perform your updates.  3- reset your sa password.   If you check the update logs  for this update you will find that it cannot perform sql commands ( insert, select) on the master and the msdb databases, which are SQL server specific.( somewhere in ISS/application server/XPU/.....)     As for the deployment manager, you cannot update it from the console unless you fully update your  core and DB. Also try to do one-by -one installation.
