I sent you directly a sample link that you can test with your Real Player -
it works for me on the latest one.

As you know, VLC uses avcodec to encode video, and live555 to stream it, so
here might be the difference.

Also, VLC uses it's own mechanism to write the SDP files - here the SDP file
that the link uses:

It almost same as the one produced by FFMPEG, except for profile-level-id, o
tag and several other points.

By the way, I tried to stream video via FFMPEG using this SDP, and this
worked on QT and VLC - but not on RP.
So perhaps the issue is how VLC encodes the video?
