We do have a bus stop and I have used it for a couple of months. It is a lot cheaper to take a bus ($2.50 a ride) than the train ($8.50 a ride) but you will pay in time and gas. It takes about 2.5 hours to get into Boston via Alewife from my unit in South Lincoln. Yes, thats one way. The bus stop is cold and exposed and there is no parking. The service is unpredictable and there are long waits in between buses in the dark. That said I noticed a regular crew of cleaners also use the bus stop at 2A and catch shuttles to their jobs at say Lincoln Labs or Hanscom. I never saw anyone at Battle Farm Condos use the bus stop there. And the stop may be considered on Federal Land. The bus was usually empty until it got to Lexington. I"m surprised we dont have a small park and ride at Crosby Corner or Bedford Road to Alewife along route 2.
That said, as ride shares are abundant and many people work from home, the state may have missed their mark on this one rule as there is no guarantee people in multifamily housing will use a lot of public transit. the principles of Transit oriented development was developed before Covid, Amazon Prime and Uber.
