I would be surprised if the landlord can reasonably object, but I don't have a
definitive answer on that.
Are you the student or the lecturer?
If bandwidth is what you need, then perhaps, just perhaps a 100/40 NBN
connection (if it is available to you), might not be enough.
You first need to check with NBN Co and see what technology is available for
your location; that will inform you at least a little further.

I've recently gotten two mobiles with unlimited data on different networks for
a number of reasons; both have ample data. In the past I have actively advised
against Telstra for a
number of reasons, but having a Telstra mobile now, this advise is even
stronger. The mobile network is far less reliable than I have ever experienced
with Optus network services,
ever. If I need to make a call, the Telstra is much more likely a miss whilst
Optus never misses; it's chalk and cheese. My own experience is clearly that
Telstra does NOT have
the best network, at least in terms of ordinary telephone calls that should be
the easiest to achieve!
