I am having a problem with my Airport Extreme base station which serves as
the router for all the devices (wireline and wireless) in my home.

I've run several speed tests (mostly using speedtest.net
<http://s.bl-1.com/h/oZ57mqh?url=http://speedtest.net/>, but also checking
one or two others to be sure), and when my main wireline-connected mac is
routed through the airport, I am getting download speeds of ~2Mbps and
upload of 400Kbps (yes, K!!). When I connect the same mac directly to my
cable modem, I get speeds (same test sites) of ~100Mbps download and 10Mbps
upload, which is approximately what my ISP promises.

I've tried disconnecting all other wireline devices and shutting off the
radio on the airport to run the test and be sure there is nothing else
using massive amounts of network bandwidth, and I still get the same slow
speeds through the airport with only one mac connected.

I've restarted the airport several times, both with airport utility from
the mac and also by unplugging it for 10-15 seconds. This did not help.

A related symptom: When I try to open the settings for the airport in
airport utility, it takes a while (2-3 minutes) to "read the settings")

Questions:

1) Has anyone seen this, and if so, know what to do about it?

2) is there any way to tell what traffic is going through the airport, to
see if there's anything odd happening?

3) is there anything else I should try? or consider?

The product is an Airport Extreme 802.11AC updated with the latest
firmware, purchased in July of 2014.

Any help or direction is much appreciated!
