First of all a primmer on this stuff- to visualize this: a property line is described in a quadrant bearing and a distance, such as N 10d E, 300.1' Imagine you are facing North (the first letter), now turn 10 degrees to the East (last letter), start walking for 300.1 feet. (Did you know that a degree is broken down into Minuets and seconds 1 degree = 0 degrees 59 minuets 60 seconds)
Imagine the compass rose with North Up as zero degrees (or if you need to subtract a number form North it is also 360 degrees) and going clockwise to East the numbers increase to 90d, to south as 180d, etc. In other words going from N to E is a POSITIVE direction. If you are going from South to East you are going counter clockwise or a NEGATIVE direction (180d to 90d). To calculate the bearing of N 10 E, Add 10 degs to north (0 deg) since N to E is positive, you get 10 deg True North. If the description is S 10d E, you are going in a negative direction, counter-clockwise (face South turn 10 degrees to the East, or 180d to 90d, to get True North bearing you SUBTRACT 10d form South (180 - 10) for a true north bearing of 170d. If the line is N 10d W you are going CCW, you subtract 10 from north expressed as 360d or a True North bearing of 350d. By convention, N or S are always first and E or W are always last Here is table of actions for you: N XX XX XX E - Add xx xx xx to 0 S XX XX XX E - Subtract xx xx xx from 180 N XX XX XX W - Subtract xx xx xx from 360 S XX XX XX W - add xx xx xx to 180 Get a few tools from Directions Mag- one is LAT LONG CONVERTER (DMSCNVRT.MBX)- Since Lats and Longs are also expressed in Deg Minuets Seconds, this allows you to input the bearing into 3 boxes (ignoring the N,S,E,W) input 89 in the degrees box, 30 in the minutes box and 30 in the seconds box and it outputs 89.55, a number you can easily add and subtract. Another useful tool is Bearing.MBX, you can snap to an existing line and it will tell the degrees in True North, why bother to calculate if you have an existing line of known bearing?. Also be sure you have the souped up version of COGO, the one that lets you select if 0 degrees equals North for us mappers, or East for the CADD guys (COGOLINE.MBX). So when I have to draw a parcel I start off with the LAT LONG converter and input all the quadrant figures into it from the deed, and it generates a list in a msg box. Then I get out the calculator and start converting them to true north (would someone modify the lat long calculator to calculate a true north bearing!!!!?). I always make a photocopy of the deed or survey to write the true north bearings on. Next I figure out the point of beginning. Using the COGO and the calculated True North directions, I start laying out cogo lines. When that is done, I trace over the lines (cogo puts them on the cosmetic layer) with the region tool, making the appropriate layer editable. Reading deeds is a whole other subject beyond what I want to type. BTW- a lot of those funny things in deeds are "Witnesses" - 25' from white oak, 10' from the barn", they are there to help the surveyor find the actual corner pins, if you are 25' from the oak and 10' from the barn you will find the pin, and they actually stretch two tapes out form those points.
