I think it's pretty certain that Trump will leave the WH or be escorted
therefrom if he clearly loses the election.

Two wrinkles occur to me:

* Trump's sabotage strategy may prove effective, in which case it will be the
Democrats who reject the result, backed by the testimony of international
observers.  Then what?
* If Trump fails to sabotage the election sufficiently for his purposes, the
likeliest thing by far is that the Biden-Rahm Emanuel team (yay team), will try
to offer him some sort of immunity from prosecution or an outright amnesty in
exchange for going quietly.  I think, under the right circumstance, that Trump
would go for that--all the time proclaiming his wounded innocence.
The scope of a presidential pardon has in the past been limited to actual
convictions or, eg in the case of Nixon, criminal proceedings actually under
way at the time of the pardon.  I'm sure that Biden, being the lying weasel
that he is, would find a way to broaden that to all future crimes or criminal
proceedings whatever.

This might raise the entertaining spectacle of the Biden WH fighting
prosecutors in New York or elsewhere on behalf of Trump, in case they file new
charges under a new investigation.

Fun!
