If you had all the utilities centered in one area you could room it off and 
install cameras and a remotely controlled light. Put a sign on the door 
"Cameras in use in this room, if you enter you will be recorded".
Sensors on things like a sump pump are a good idea. I've never been into home 
monitoring but I see a good use case there.

As much as I hate the idea of having a "smart home", in the case of a rental it 
makes good sense. It would be great to be able to monitor temperature, sump 
pump, garage door, etc. from the convenience of ones own phone or computer. 
Obviously no cameras inside the house, but maybe cameras on the outside too.
