        4th quarter housing vacancy numbers came in near 4%.
I believe they would have exceeded 5% if  the  months of 
September and October were excluded. 
Vacancies are increasing weekly.
 
        The housing shortage disappeared at the same time
 as the government tax surplus disappeared. 

        5% vacancy is a figure private affordable housing providers fear. 
Once 5% is exceeded some things must be postponed.
  
        Government is funding the non-profit sector 
to build $50,000 apartments at a cost of $120,000 to $255,000
This waste needs to be stopped at once.
