I have to disagree that there aren't ANY shops at 38th that a
suburbanite would frequent.  I'd say the barbeque on the NE corner of
the intersection is worth driving some distance for -- I used to trek
over there regularly from Seward just for the barbeque, and I plan to
pick up to-go occasionally when I'm in the city, which is usually a
couple days a week.  And, Eat Street is definitely destination dining.
I have often heard people from diverse suburbs touting restaurants
there, and lauding the "fun atmosphere" on the Street as well.

Of course, I may not be your average suburbanite, and I may not be
overhearing average suburbanites  -- I'm a very recent transplant from
Minneapolis, and I'm thinking my stay in the suburbs will be very short
(3 years or so), and then I'll return to our Nirvanah on Ice --
Minneapolis.  ;o)

My message -- Kingfield, don't sell your commercial areas short!  There
may be suburbanites lurking in your midst of which you are unaware.  ;-)
