I think Barbara is referring to the density bonus for affordable housing. For developments that are at least 20% affordable, by a fairly standard definition, the bonus allows the construction of 20% extra units. The bonus is not literally restricted to certain zoning districts, but in practice it will only apply to the city's multi-family zoning districts (R3 through R6 residential districts, commercial districts, Office residence districts, downtown districts, and industrial districts in the Industrial Living Overlay District) because the minimum size of an eligible development is 5 units.
Most property in these zoning categories are on the City's transit corridors. But there are some neighborhoods that have pretty intensive zoning on regular streets and blocks.
