Wizard Marks expressed concern about the city wanting to remove all automobile uses 
from West Broadway.  I agree with her concern.  Fortunately that overstates the 
situation by quite a bit.  The rezoning proposal before the City Council, which takes 
a look at West Broadway from Girard Avenue to the City Limits, proposes the adoption 
of a Pedestrian Oriented overlay district only for three blocks in the vicinity of 
Penn and Broadway.  West Broadway would and should continue to have areas that support 
gas stations, automobile service businesses, and drive through restaurants.

In response to Michael Hohmann's comments, he is right.  The proposal for a PO 
District was not pulled out of thin air.  The community met to envision a future for 
this part of Broadway in a process called the Penn-Broadway Charrette.  The future 
they envisioned was not for a "Hawthorne Crossings West", but for new development that 
was complementary to the best of the storefront district that already existed.  It was 
this community vision that prompted the zoning study, because it was a result of 
comparing that community-based vision with existing zoning that the determination was 
made that "You can't get there from here".  So the request was made to the City to 
partner with the community in looking at selected zoning changes that would really 
support development compatible with their vision.

WM: I've now heard this "prohibiting certain ... automobile-oriented 
uses" from MCDA, the city, and some developers.
I'm very curious about why all three want to remove automobile uses from 
Lake St. and Broadway. They've been there for many years, we're 
accustomed to looking for those services in those areas. Why are these 
businesses a corky no-no at this point? As much as I can tell, we're 
still driving cars, buying cars, selling cars, fixing them and washing 
them and probably even kissing them.
Would someone like to jump in here and explaining the reasoning behind 
this prohibiting?

Thanks Tom Leighton, for the added information regarding the proposed
Pedestrian Oriented (PO) Overlay District at Penn-Broadway.  A good summary
of the facts, based on Keith's voiced concerns.

If memory serves, I recall there was significant neighborhood input to this
proposed zoning change at Penn-Broadway in recent months.  This was not the
first such meeting held to discuss the matter, as I'm sure Tom can confirm.
