I just looked-up the County EMV on my residence-$110,000. This is what I'd be willing to do. Chris can go ahead and select a private appaiser and have my property appraised. Keep the number secret from me so as not to "taint" the experiment. I'll go ahead and list my residence for what it's actual value is... When it sells, Chris can go ahead and show me his appraisal. I'll pay HIM for any shortage (for what I sell it for) as long as HE agrees to pay me for any overage I sell it for. I'll go one step further... I'll take the 1st three OTP's (offers to purchase) and cost average them, instead of taking the highest offer (which I'll obviously accept). He'll be writing my wife and I a check for roughly $40,000. BTW-there are twenty-six houses on my block. How many blocks are there in MPLS alone?

If it turns-out I'm right that would mean that county EMV is off 31% (if my average is accepted), hardly what I'd consider as accurate as a private appraisal. At least I would hope not
