So, what you're saying is, PPL came to Hawthorne with a block-wide project. You said, "No, we want single family home in-fill." And they said, "OK, we can do that." And that's what they are doing?

Full disclosure and background: I work at PPL, but in Youth Development, not housing. I have lived in a PPL re-habbed building in what is now Ventura Village. It was by far the nicest apartment I've ever had. It's one of the big reasons I wanted to work here.
My first position was being Joe Selvaggio's assistant, just after Steve Cramer became ED the first time. Joe is PPL's founder, who Dyna referred to. Interesting work, fascinating man. And just to update Dyna, he is still here, doing individual fundraising (getting rich folks to write big checks), and he is the ED of another non-profit he founded, called "The 1% Club", where wealthy individuals pledge 1% of their net worth annually to charitable giving. Oh, and he just wrote a book and is the subject of an upcoming play at the History Theater...
