I have more vacancies than I have ever had in my 34 years in the rental
business.  I have 8 totally remodelled houses sitting vacant right now.  The
only people that try to rent from me have such troubled rental histories,
that it is cheaper to sit on these houses and keep them vacant. This doesn't
seem to make any sense, or does it?

  Last year, my average damage claim of the 18 different groups and families
that moved out of one of my remodelled houses was $8,450.  So as long as
these renters are not held accountable by the court system in a criminal
way, I will just sit on my vacancies.

  You might wonder about my screening of these folks before they rent from
me.  Well, I have used 2 different screening agencies and also have done
some myself, but it does not seem to matter.  When things go bad for these
tenants, usually the property takes the brunt of their anger or frustation.

  Due to the cheap cost of money nowadays, most of the good tenants have
bought housing for themselves.  I would challenge someone to produce just
one good tenant with a good rental and employment history that is homeless.
