Aw Dawn! Sorry it's because you're at wit's end.... But telling the pluses is always the thing to do. I'd first thank them for their loyalty and support, then invite them to the new place. New paragraph I'd mention the good amenities at the new place...especially the ones that are better for the clients. Give them some landmarks to make it easy to find... And that's it. Short. Sweet. Simple. (Not a thing...not one word--even implied--about the other place.)
