The phrase "No other terms or conditions may be applied..." can be a bit
confusing, but don't worry, it doesn't mean you can't sell your work.

What it does mean is that no matter how you distribute your work, you cannot
prevent others from using the Open Content in your work in any way that is
permitted under the Open Gaming License.  So, if you do sell your work,
anyone would be able to make copies of the Open Content in the work and
distribute them, or create derivative works based on the Open Content.

If you are planning to create commercial products using the OGL, you will
want to consider making a hybrid work of Open Content and content which
isn't covered by the license.  It isn't right for everyone, but it might be
right for you.  Section 8 of the OGL requires that you identify which
portions of your work are Open Content, to distinguish them in some way from
the portions which are not Open Content.  In this way, you can keep the
title, trademarks, artwork, fiction, and even expressions of game rules in
your work "closed" rather than make them Open Content.  The material that
isn't Open Content is under your complete control, so others would not be
able to copy it or create derivative works from it.

Hybrid works can become complicated when the Open Content refers to the
closed material.  You are essentially creating two copyrighted works at
once, and you must be careful you do not blur the line between them.  I
suggest consulting an IP lawyer during the editing process to make sure you
haven't done anything to jeopardize the copyright on your closed material.
