Cotty,
Teardown are where they take a $200,000/1,200 sq. foot house and
replace it with a much bigger new house on the same lot.  The current
economic squeeze will slow that down somewhat, but the houses in the
desirable, close-in suburbs are being redeveloped into 3,000 to 4,500
sq. foot 'mansions' via the teardown.
