General update:

Applied most of advices from you guys (couldn't get photoflow just yet).
Got myself to develop a test film from my TLR (120 Tmax 400) and not
much worth noting about it:
* no traces but a little scratch probably made when getting the film
into the spool.
* no water / limestone traces or whatever.

It seems the washing part was indeed the culprit, or the major one.

Since then I put the my brother's old enlarger to service.
Old, basic, 35mm only but seems OK for now though the lens is probably sub par.
18x24 prints I made are OKish so I'm happy for now.
