Considering your potential customers, which by law, can not/should not a pot to pizz in. I don't know if there will be that great of a demand in Atlanta to complete your phase one project. I don't know of anyone who would just pick up and move from the snow belt or anywhere else just to live in a planned community. But if you are truly interested.... I may have a tangible lead for you.
