I have a project whose size is... 4.2 MB and I do not consider it as large nor
huge nor... (no image, no sound, no movie embedded)
The application contains several "modules" à la AppleWorks... and I put each
"module" in Folders in the project window...
Clean project window, one or two REALbasic Modules used globally, nice project
to work for.
Of course, I do not work on this project everyday (it is in maintenance mode; I
didn't add features in it since... month ago).

it sucks for sure, but you have one of the larger project files i've
heard mention of. if this really is your business, and you really
need to upgrade, then a new machine shouldn't be a horrible thing to
consider. a new machine every 2-3 years is the cost of doing
business IMHO.
