The Kona Blue Village property that I offered as For Sale - Half Interest....
GONE ! Only one person made me an offer (lots requested more info, that I provided, over the three days I advertised), saw the fact that for a small INITIAL INVESTMENT MONEY DEPOSIT and two more payments, they could make at least $180,000.00+ in as little as 7 - 10 months just by sitting and waiting, because the Construction/Project Company will sell it for her for for 4%. I didn't even know that... she did her due diligence !
Originally, I posted the offer as needing $8K as Initial Investment Money Deposit, $8.5K due 30 days later, $8.5K due in another 30 days.
A 22 year old GIRL e-mailed me with an offer of $5K as INITIAL INVESTMENT MONEY DEPOSIT and $7.5K due in 30 days, $7.5K due in another 30 days...........(total $20K)
SHE GOT IT ! I FAXED HER THE SIGNED CONTRACT OF ASSIGNMENT, SHE FAXED BACK WITH HER SIGNATURE,I FAXED HER A COPY OF MY ORIGINAL PRE-CONSTRUCTION CONTRACT, SHE WENT TO HER BANK AND DID A WIRE TRANSFER TO MY ACCOUNT. It took 2 hours total for the whole DEAL !
Seems she went to some of the same Russ Whitney training bootcamps as I did. We learned that if it is a GOOD DEAL, say, "I' ll Buy It !" Then, figure the ways & means within the contract time period to arrange for funding (maybe she' ll get a Financial Partner, get relatives to loan/go in with her, or maybe she' ll get another Investor to back her for a percentage... Creative Financing !
I get these deal all the time. What I didn' t reveal earlier is that I got these Kona DEALs originally for $1K INITIAL INVESTMENT MONEY DEPOSIT and $4K due in 30 days on each property. My profit on just this one of four units in less than two months of just sitting back & waiting to offer a DEAL to someone else ( who is now geared for future DEALS with me), IS $15 EASY K. We got 30 properties, paid $30K as INITIAL INVESTMENT MONEY DEPOSIT, 28 days later paid $120K for the second INVESTMENT MONEY DEPOSIT, my two Partners and I kept 4 properties each, and sold the other 18 for the same amount we paid into them ($1K + $4K)
EVERYBODY SHOULD LEARN HOW TO SAY, "I' ll buy it !" , leave yourself an escape clause, figure out how to do the DEAL after you have a controlling contract !
I' ve got many more DEALS in the works...
