No, I want to get a loan approval and then an approval letter. My credit is not the best, 570 or 580, due to fradulant accounts, which I am working on removing, so I am looking for a hard money or private investor loan. Another investor put in a cash offer, so they willl not put my offer under contract without an approval letter and/or proof of funds. I need $283,000 for purchase and $30,000 for repairs. ARV is $500,000. If anyone can help let me know. Thanks.

Why are you not able to to apply for the loan and get the letter as
normal people would?
Just write that the contract is contingent on lender pre approving you
for financing which you will show proof of within 5 days of the accepted
offer. If they will not sign that, then something else is up.
