Where should I lool for a simple landlord impl

Hello,
For a project I would like to use a small subset of apache River, I just want a 
simple Lease/Landlord/LeaseManager bit of functionality, but it's not clear to 
me where I should start looking... Quite a few jars here.
Any pointers from the list?
