A GOOD attorney. One who is well versed in real estate law and has done this 
successfully hundreds of times before. You DON'T want a friend of your wife's 
cousin that does divorces, but can do this for cheap.

Friends of mine rented out their house in Kalamazoo when the husband was
given command of a post up north. Since husband was a state trooper, he
knew everything, didn't need any legal help. Renters trashed the place and
didn't pay rent. Turns out the renters were pros at it, and knew the law
better than the owners did. Owners didn't send the right letters by the
right deadlines, just kept the deposit and sued for damages.

Judge said "I'm sorry, but I have to follow the law, and you didn't. No
Notice To Cure means that you can't keep the deposit and can't sue for
damages. Pay the deadbeats and get out of my court"

a bill less their deposit, give them a time frame to pay then file a case. Or 
just file the case? We are probably going to be pushing through upper limits of 
a small claims case.

Definitely sketchy.  Sounds like roommate has the keys and is trying to

Ouch, that stinks.  I'll bet there is aftermarket glass available.

The MB dealer price for a windshield on my 124 sedan was only $500 for the
part, I thought that wasn't too bad, but they will only sell the glass with
an installation which is another $300 or more I'll bet.

I'm convinced that the factory glass is thicker and will last longer.

Super reliable car, mechanically sound and stylish. I've owned it for 
about a year and a half and it's one of my favorite cars I've had. Clean 
title. $2,500 OBO - will consider trades Mechanically 8/10 Cosmetically 
7/10 Has been sitting for a few months because it needs a new battery 
and a tire and I haven't had the time nor need to replace those things. 
You're welcome to change the tire and battery in my driveway and drive 
off after buying it or you can tow it. It was about due for an oil 
change when I parked it and could use a general tune up. The headliner 
started to sag and fall near the driver side door, easy fix. A/C went 
out about 6 months ago and I haven't had it checked out so I'm not sure 
what the issue is. There's a little bit of a strange sound during 
acceleration that I've been told is nothing more than a filter needing 
changed, it doesn't affect the driving at all. Overall it has a few 
small issues, some stemming from sitting (battery, etc.), but a great 
daily driver!
