I use a mill bastard file to great success.
On the cut blade, follow the original angle of the blade grind and dress
out any nicks.
On the anvil blade, dress it as you would sharpening scissors, straight
across the anvil with a slight relief angle away from the cut surface
contact.
[That would be the contact surface where the cut blade and the anvil blade
slide across each other.]

Make all your file strokes away from the cut surfaces, so you do not leave
a file burr where the blades contact and cross. Depending on the condition
of the intersect surfaces, you may want to use a flat stone to "Polish"
them smooth.

Then, always check the bolt that keeps the two blades together... Often,
that will loosen with work, and that makes the blades not in good firm
contact. If that is the case, the cutter will "act dull" because the blades
do not shear the limb cleanly, due to having too great of a gap.
Happy trimming.

[MBZ] Stupid neighbors

So at Okie Acres 1 aka rental house, a dude from Shitcago just built a house on 
the lot next door. I think I already talked about how he built his privacy 
fence at least 1-2 feet on my side. Since I have been over there all the time I 
observed he had an in ground pool and the whole area is built up probably a 
good 3-5 feet higher than our side. In other words I hate to see what happens 
when we get a lot of rain. Just on our side of the property line is a drainage 
swell that drains water toward the road from the back side of the peppery that 
comes down the hill from his side. It’s uphill that direction anyway before he 
built up his back yard. His fence is built right in the middle of this swell. 
Today I discovered he has a 500 gallon propane tank installed right up next to 
my fence. Per code it must be located at least 10 feet away from any building 
or property line. 

I think tomorrow, or next time I see the guy, I’m going to point this out as 
well as the fence issue and kindly give him the opportunity to take care of it. 
If he does not then I will go ahead and call code enforcement on his ass.

the attorney's office sends a subtle, but firm hint that he means business. 
Having SWMBO handle things makes it look to prospective tenants that she is a 
pushover, no matter how mean and tough you two think she can be.

[MBZ] Nail gun

Went and got the 2 in 1 nail gun at HF. It said it does some sort of staples 
and well as Brad nails. Anyway I got 1.5” brad nails to go with it. Holy heck 
it makes the job of attaching trim so easy. Last time I was using a hammer and 
small finish nails. That was a PIA to do.

Have you tried using baking soda to take away the smell?
Since the drywall was soaked through, the amount of dog piss had to be
huge.  I would suggest you lay a good layer of baking soda in the studs and
across the floor and any area you can get it to stay... walk away for a
couple days and let the baking soda do it's work. I've found it to be
pretty amazing stuff at absorbing odors. Been using it for some years as an
additive in cat litter boxes and it sucks the cat piss smell right up.

Also, it's cheap... once it works, brush and vacuum it up... maybe pack
some into the wall studs before you put the new drywall in...

Floyd’s lawyer buddy’s S430 (W220) I had for a short tie was very much that. 
Pleather (pointed out with great disdain by my youngest son the first time he 
got into the car) along with a design that was soulless coupled with major 
league nanny electronics all added up to something I didn’t enjoy. It wasn’t a 
bad ride and I didn’t have any issues with it, but it just didn’t do anything 
for me.

I was lucky that I got a smoking deal on it or I would have lost some major 
coin when I sold it.

SWMBA.  Hers was new, mine a few years old.  Same plastics, same very thin 
leather, same look and feel, same fabric linings.  Not sure how reliable the 
korean electronics were, as that car sold at five years old.  I do know there 
were electronic failings covered by warrantee on the Benz, with the cluster 
replaced as well as switches and controls prior to my ownership.  After 15 
years of care, that S class had less value than a junk yard runner did.

When we were preparing to sell our former home we considered keeping it and 
renting it, as rentals are in high demand in this area and command some pretty 
decent prices. We would only be about six blocks away, so that would be a plus. 
We went so far as to talk to our real estate attorney and look at some 
contracts. One thing we noticed was an addendum that was on the rental contract 
his other clients used that gave us 30 days after the renter vacated the 
property to assess any damages. It also made mediation mandatory - that is, if 
we found damages we go to a mediator and they decide what damages we incurred. 
The renter would be bound to settle up - no court involved.

He said most of his clients were pleased with the arrangement and it made 
things get resolved a lot quicker, not to mention it cost a lot less to recover 
since there were no attorneys involved.

He also said he recommended no pets of any kind. The contract he used had an 
eviction notice built into it if the renter was discovered to have pets on the 
property.

I will say that one of our neighbors who is currently working in CA has been 
renting their house for over four years now. Their approach is to only rent to 
military. While you may have some short timers who have to bail because orders 
change or they go TDY, they’re good tenants, pay on time (housing allowance) 
and if there are any shenanigans you simply call their CO and let them know 
you’re unhappy. And there are always more behind the last one, so turnover is 
good.

Ultimately, the effort would have fallen at my feet, and I just didn’t want to 
deal with it. So we sold the place and I’m glad we did.

Really it's normally not that bad. Biggest thing is to never allow
pets. They can do so much damage in the worst case.

There's always the chance you get the tenant from hell though. That's
why it's an investment: there's risk and hopefully some reward in

Finally got the MF-er out. I did have to unbolt the right side motor
mount bracket, yank the engine forward as far as I could and it barely
squeezed out.

Off to Autozone to have it tested (pretty sure it's bad, I measured just
barely 12V on a freshly charged battery with engine running and
headlights on, so I hope that's the problem) and pick up a replacement.

I really am just hoping to maybe get another year or so out of the car,
so I'll probably get the cheapest one.

 Used?When my '98 Jetta was nearing the end of its life I couldn't stomach 
putting in a $400(!) new alternator. It wanted a 120a unit and reman was not 
available.

I found a used one for $50. It gave 2 years of service, when it expired I 
decided it wasn't worth replacing and got a new car.
