My goal is to keep it rented for another 3 years then sell.   So far 
they have always paid every month (although sometimes a couple of days 
late), if they pay July as they said they will then we might be more 
understanding.

When are they due out by? I'd think you ought to just leave it lie and let them 
get out. Nobody really wants to see a rental full of somebody else's crap, 
especially if they're low quality folks during a pandemic...
Fighting with them now is just going to make things worse for you, they'll 
probably trash the place, sure you could maybe get paid for that but is it 
worth it?

- Refusal of consent

A. A tenant shall not unreasonably withhold consent to the landlord, his
agents and employees, to enter into the dwelling unit in order to
inspect the premises, make necessary or agreed repairs, decorations,
alterations or improvements, supply necessary or agreed services or
exhibit the dwelling unit to prospective or actual purchasers,
mortgagees, tenants, workmen or contractors.

B. A landlord, his agents and employees may enter the dwelling unit
without consent of the tenant in case of emergency.

C. A landlord shall not abuse the right of access or use it to harass
the tenant. Except in case of emergency or unless it is impracticable to
do so, the landlord shall give the tenant at least one (1) day's notice
of his intent to enter and may enter only at reasonable times.

D. Unless the tenant has abandoned or surrendered the premises, a
landlord has no other right of access during a tenancy except as is
provided in this act or pursuant to a court order.

E. If the tenant refuses to allow lawful access, the landlord may obtain
injunctive relief to compel access or he may terminate the rental agreement.

Added by Laws 1978, c. 257, § 28, eff. Oct. 1, 1978.

me this sounds like games to try and derail renting the house and setting them 
up to squat based on covid. Per the contract they have to make house available 
with at least a 24 hour notice for showings. To me it would seem like they need 
to either stay in a hotel now until after the showings, or go to their mothers 
house where they are supposedly moving in order to keep a potentially sick 
person away from people viewing the house. This is unbelievable.

 A little grace isn't going to bankrupt you, is it?  Don't show the place until 
they are gone.  Maybe you really don't want to be a landlord?  Sell the place 
as fast as you can.

At the time pot was not legal here. Last year it became legal. I guess they 
figured they did not have to get permission. I was not too happy. Next contract 
will specifically mention it.

So basically they said the health dept told them the results would be back 
Tuesday. Supposedly if the results are positive then them and the property 
would be quarantined for 14 days. So basically it does not appear we can show 
it until after Tuesday and if it is positive then it will be at least 14 days 
before we can. If they are using this as a reason to prevent us from showing 
the house I would think they would need to provide written proof from the heath 
department of this.

 When are they due out by? I'd think you ought to just leave it lie and let 
them get out. Nobody really wants to see a rental full of somebody else's crap, 
especially if they're low quality folks during a pandemic...
Fighting with them now is just going to make things worse for you, they'll 
probably trash the place, sure you could maybe get paid for that but is it 
worth it?

alterations or improvements, supply necessary or agreed services or 
exhibit the dwelling unit to prospective or actual purchasers, 
mortgagees, tenants, workmen or contractors.

B. A landlord, his agents and employees may enter the dwelling unit 
without consent of the tenant in case of emergency.

C. A landlord shall not abuse the right of access or use it to harass 
the tenant. Except in case of emergency or unless it is impracticable to 
do so, the landlord shall give the tenant at least one (1) day's notice 
of his intent to enter and may enter only at reasonable times.

D. Unless the tenant has abandoned or surrendered the premises, a 
landlord has no other right of access during a tenancy except as is 
provided in this act or pursuant to a court order.

E. If the tenant refuses to allow lawful access, the landlord may obtain 
injunctive relief to compel access or he may terminate the rental agreement.

20 minutes...
The US is processing something like 600,000 tests a day...

I have zero desire to move back in there. That house has always been a curse it 
seems. Actually I suspect we may have it price a little on the cheap side after 
looking at other rentals I see places much smaller and older on city lots 
within a couple hundred of ours which is on an acre.

Of course to me if you are talking to all these people on Monday and Tuesday of 
this week but not scheduling showings until the following Monday, you are 
potentially going to give these people the opportunity to find something else 
in the mean time. I would have thought it would have been better to show it 
asap but what do I know.

Oh, and talk to a competent real estate attorney (not an ex real estate agent) 
about selling, evictions, Covid, and vacating after sale.

Either that, or sell a few (80?) cars, sell your current house and move back in.

Apparently executive type homes make for sh@tty rentals.
Maybe Dimitri will chime in. I believe he is a landlord.
