You have to walk away from that site. If you cannot reasonably discuss this
with a tower owner you never will. Your time will be much better spent on
finding a new or even building a new location. If you run in to a zoning
issue where they try to make you locate on the existing tower, most zoning
laws have exemptions for when there is not a structural capability and/or it
would place an economic hardship on the business. You may have to disclose
more business details than you prefer but it is an option if you have to go
that far.

If people are convinced they have gold and you can't make the case that
there have not been any carriers offering up those rates in recent years to
be on their site, then they will have to learn that the hard way.

pay? Like if someone says they need at least $2,500/mo from you because
that's what they would get from Verizon/AT/Sprint. I usually want to say
if a cell company wanted to be at your site they probably would have by now,
but I say something like they have a bigger subscriber base than we do and
we're only looking to target X customers in this area vs. thousands of
mobile devices.

Cell companies are subsidized you are not.Foot print smaller.Small tower can not support size of cell phone equipmentGround food print smallElectrical usage pennies verse $1k per month.  Many cell rents at $2.5 k pay electric.  Most cell leases lately for footprint tower is under $200.Walk away if expectation is not realisticWe have 138 locations less then $5k annual rent.  140 free internet subs. I walk away from those people because there is usually no convincing them.
If the offer of free Internet does not work, I find a different site that
works. The only site we pay for is our tower and that only services a small
percentage of our customers. The rest are antenna sites on buildings and
residences. Everyone but one building owner has welcomed us with open arms.
That one has a cell site on his roof and wanted the same income.  I'm
better off being away from that interference anyway.

Without giving away any proprietary or sensitive information, can you 
give me an idea of what you'd expect to pay for tower rent for a 
structure that's between something like 50ft - 70ft tall where you would 
place two PtP dishes, and two PtMP radios (i.e. two PMP 450i APs and two 
PTP 650 backhauls), and a NEMA box at the base to hold your 
router/switch? I know that leaves some variables, but just a ballpark 
for what the going rate is in your neck of the woods.
