Double check the occupancy classification. If it's still considered an
R3 (single family), then 13D should be ok. If a different occupancy
classification such as an "I" then it's no longer considered a single
family but a commercial hence a full 13 system may be required. The
local building and/or fire code should dictate if a sprinkler system and
which type of sprinkler system is required in a given occupancy.  Then
the specific standard will tell you how to install it.
