Few thoughts.  

Eaves are outside the building usually separated by at least insulation.  So
unless they are over 4' wide I don't see them in the floor area. 

Dormers are usually on top of the roof and no need to double count the
sq.ft.  Wouldn't matter it the main roof sheathing was open or not. 

And I can't put my finger on a reference but the system size is area
actually covered.  In theory you don't have to count area where there are no
sprinklers like wall cavities, shafts and even electrical rooms (meeting the
exception).  For whatever reason, if there is no sprinkler you don't have to
count the foot print. The applicable code phrase is "to be protected by
sprinklers". If it ain't protected by sprinklers it ain't floor area
counted.   

And exactly which exception are you using to base omitting sprinklers with
spray fire retardant.  I'm not thinking of one.  Spray on is not fire
treated.

Assuming that your system configuration would conform to trip times...

The talk is about 'floor area", correct?  So my assumption of your situation
is that these dormers and eves extend the footprint of the area from 50K to
53K.  If that's the case and it's not "overlapping" floor area (like a
mezzanine type of thing), I'd see it as 2 systems required.  Given the
consideration its borderline, with likely trip time issues, I'd be in line
to provide what's best for the owner as opposed to split hairs on semantics.

On the concept that the areas have been sprayed and possibly don't require
sprinkler protection, that doesn't omit the square footage from existing.
To me it doesn't seem much different than deleting the square footage of
bathrooms under 55 square feet on dwelling units.

We have an attic that is 53,000 sq ft.  3000 sq ft has been sprayed with
fire retardant. (dormers and eves)  Can we say we have 50,000 sq ft or is
the area still considered 53,000 sq ft??  2 dry systems vs 1 dry system??
