Correct.   Our home consists of bedrooms with beds, dressers, etc., a
kitchen, bathrooms and then a big huge deck where we spend all of our
time in 72 deg. weather grilling every meal and skinny-dipping in our
hot tub.   Except for mattresses and carpeting our house is nearly
devoid of fire load.   We're converting our attached garage to a
hydroponic grow room; how does that factor into a 13D design, you think?

Agreed.  Got one of those too in the basement (kids room not the shop)

living room.  I'd bet ya'll do too.  I don't see a waiting room much
different than the average living room.  Especially, the way a single
Dr.
would schedule pts. One chair should do.  And quit frankly my living

has the sofa plus entertainment center and enough Wii shit from Guitar
Hero
to seriously raise questions.   You don't even want to contemplate how
many
Lego's get about when we're on to those.   

Well you might not have anything in your house in SD as it's always
sunny
and warm outside.  I might by necessity spend some more time indoors for
survival, lol.  Actually, not sure why you Southern CA's even have
houses.
Is that so the wild fires have something to feed off of?  I guess
earthquakes are boring without man made structures?

It takes less than 1 MW to cause flash-over in small compartments.
Many upholstered chairs, featuring Olefin or other plastic-derived
coverings with polyester stuffing, contain more than 1 MW of potential
energy.   A sofa can be in excess of 3 MW ...   I'm not disagreeing with
you but I'm seeing a furnished waiting room and thinking that I'd rather
take my chances with your wood shop.

I guarantee my hobby wood shop in the basement is far more of a problem
than
a psychologist office.  Can you say flammable liquids, dust and piles of
cutoffs?  No one would question 13D in my house.  It's hazard and intent
of
13D IMHO.  If this were a stand alone Dr. office the same size I'd bet
it
wouldn't have sprinklers.  If the Dr. is sleeping after hours and a fire
starts say in his work computer surrounded by paper files on patients is
that any difference than the office in my house.  Again I think not.  

I just don't see this the same as an apartment over a bar.  It's a SFH
first.  The bar is an assembly first.  Sure if the Dr. expands to
several
Dr.'s and 10,000 sq.ft. of office with an attached living quarters then
I'm
with ya. 

Many, many people operate a business out of their home and for most I
see
them remaining 13D.  Especially, the paper pushing business.

The Basement is the level of his Office, he's a psychologist and it's a
walk-out, house is cut into a hill.  I'm not sure of the zoning but I
think
he's going through the town for legally moving his practice there.  I
was
just worried about a 900 SF waiting area and only being able to support
2-3
heads with the water supply, the rest is cut-up with three Offices,
Storage
and Mechanical Room.  We're 2003 IRC with amendments currently.  I
believe
he's planning on Protection One installing a monitored combination
Burglar
and Fire Alarm in addition to his local smokes now, we spoke this
morning.
I still plan to write him and suggest he hire someone to design and
permit
this, keeping my distance.
I'm still not sure if I should change from concealed residential heads
to
concealed quick response.

Something further if you are contemplating the 2009 IBC provisions for
Live
/ Work units in Section 419 ...

Aside from the specific sprinkler design issues cited you should be
aware
that  419.11 #3 prohibits the non-residential use from being on any
level
other than the first / main floor ..... did someone mention this office
was
in the basement?

Additionally, if the Live Work unit is applied it makes the entire
building
a Group R-2 which triggers fire sprinkler protection which we already
are
talking about and the system is also required to be supervised to the
IBC
Section 907.2.9.

All of this is theoretical though if the prevailing building code in the
jurisdiction is not the 2009 IBC ... just my thoughts on not getting
into
which referenced standard applies until after passing through the
adopted
building code which may very well make that decision and others for us
in
advance.
