I goofed and laid out the sprinklers at 225sf but have made the
corrections by adding some sprinklers and bringing them down to 130sf.
It just seems weird that the same unit when finished is considered part
of the dwelling unit and can be protected with residential heads
calculating 4 max while on the unfinished side I have to pick up 900 sf
min because it's larger than the 500sf exception of 6.8.2.2.  There
could potentially be the same fire load in each.

What is your basis for ignoring the area of coverage criteria and the
known impact produced by closely spaced members?  Besides the Annex
states part of the guidance from 13 is indeed the number of sprinklers
which is driven by the allowed area of coverage which is driven by the
type of construction.
