In response to questions that have been raised over the last week, I got on the phone and sent a few email's and came up with the following summary. If anyone has contradictory info, please feel free to post it (or contact me):
My sources tell me (I love saying that), that the difference between the Menards project and the Home Depot project, was that Home Depot was looking for a substantial TIF subsidy, whereas Menards did their deal completely with private financing.
In other words, nothing was made available to Menards and not to Home Depot.
I've also been told, that their is a "general sense," that Home Depot was never really committed to the Lexington and University site. They were floating ideas and fishing for subsidies.
Apparently, Home Depot is still looking for a site and we may hear more from them about the site at Snelling and 94. Especially, now that Allina has decided to stay in Minneapolis. I've also been told, that Lowes might be looking at the Snelling & 94 site. However, there are some other complications with developing that site, that I don't feel qualified to try to explain (I don't understand them myself).
