Given that you have FileMaker, the easiest way is to select the menu 
item File>Save A Copy... You mention that option is grayed out. Are 
you logged in with the master level password? Using FileMaker you 
certainly should be able to save a copy.

Looking at your requirements list below, I have a suggestion. I would 
give the volunteer a full copy of the database, with the data. You 
keep the current version, while he would have data to work with, test 
the structure changes with, and demo the changes with real data. When 
the changes meet everyone's approval, then save the clones and import 
your current data into the new file structure. During the transition 
period, your original files will remain untouched, to punt back to if 
anything goes wrong.
