I mark the part of the way that "underlaps" the building with "building passage" in Josm, i.e. tunnel=building_passage (https://wiki.openstreetmap.org/wiki/Key:tunnel#tunnel.3Dbuilding_passage) -- maybe add a maxheight too :-)
