Present dayautomatic washing machines either front load or top load prepare hot 
waterwithin itself. Whenonce you select the type of washing, you can see the 
temperature at which hotwater is prepared. Their drum is manufactured to with 
stand thattemperature.

In semi automatic  washing machines there is no provision toprepare hot water. 
Accordingly their body is builtnot to with stand temperature.

If you desire toremove tough stains and clothes are more soiled, add liquid 
detergent to hotwater of below 40 degree centigrade in a quality thick plastic 
bucket and keepthe clothes dipped in it for at least 20 minutes. Then take out 
and squeeze andkeep in another bucket. Clotheswill be just warm, but most of 
the dirt is removed as we see from the colour ofwater. Throw away the water and 
wash the clothes in the semiautomatic or automatic washing machine for a 
smalldration.

I wash my dailywearing colour dhoti, towel etc in that way once in four days.

Always decide the type of foundation based on the type ofsoil.Because “near 
water” may be shallow, hard or dense. I’ll give some simpleillustration 
diagrams. Generally these are the types of soil you find nearrivers, ponds, 
lakes and canals. (I’m excluding seaas it’s not for residential permit)

The light chocolatecolor soil is typically called “ loose soil” , if you touch 
it, the soil issmooth, volatile and lacks strength. In that case you need to go 
for pile foundation.Something like this ..

It’s nothing but inserting the steel rod deep into the soiluntil it hits the 
rock at the bottom of soil. It ranges frommin 40 feet to max 100 plus feet, 
depending on how loose the soil is. You can find this mostly inresidentials 
built in OMR areas of Chennai. The cost of foundationis expensive, almost 
15–20% of the total project cost. This costing is‘essential”, so never 
compromise in it

Next type of soilis the reddish one which is usually dry. This is called the 
river sand which isgood in bonding. This is the sand you typically use for 
construction works. So if your soil looks so, you cango for RAFT foundation or 
simple spread footing, slopped or pedestal footing.You can dig 5–10 ft for this 
foundation as the soil is naturally strong.. Atypical foundations looks

These are the mostcommonly used foundation in TN for individual residences, 2 
storey residentialflats. The load bearingcapacity is calculated based on the 
density of soil. You also dump extra soilto compensate loss of strength during 
foundation works.

Next type of soilis the brown color one in illustration diagram. This is 
usually the soil foundin river water catchment areas. The soil is brown since 
small plants or herbshave been available off late. These are rich soil with 
good strength. You can either go for RAFT orpile foundation depending on number 
of floors you intent to build.

These aren’t loosesoil, so you can reduce the thickness of steel rods in case 
you’re planning toreduce construction cost. But make sure you involve more tie 
beams infoundation.

The last one is the dark brown soil , it’s thick andhard. You need JCBs to dig 
foundation. This is the typeof soil you find in areas where agricultural land 
is converted to residentialas a result of urbanisation demand. This soil 
isactually tricky - it’s dense and thick in the surface, as you dig in, it 
getsshallow and rocky. You need to dig further to find water source andgood 
sand particles.

So your type of foundation really depends on at whatdepth you find water source 
and sand particles. Depending on that you need todecide between PILE and RAFT 
foundation.

Always decide the type of foundation work based onprofessional soil testing. It 
usually costs between 3k to 7k, but is worth it.

Take your soil testresults and consult a licensed structural engineer to decide 
on the bestpossible design..

Always insist on site visit even if herefuses.

Never…. never ….never compromise on the strength and durability of the 
foundation.It’s not about the steel brand or thickness that you use - steel is 
just abinding material . Thereal strength and durability comes from choosing 
the right design and alignmentof a column and tie beams in foundation works. 
Act professional.

My note- Notable to  attach pictures.  Unless a good foundation is there, 
thebuilding may collapse. I recollect the incident collapsing a newly 
constructedhome in Trivandrum due to bad foundation in the recent 
floods-constructed by a contractor.

Q3            When should you renovate your house?

This is avague question. It depends on the type of house,quality of 
construction, financial status to renovate or circumstance whichmakes it 
essential to renovate.

If quality ofconstruction is good, quality of materials are good, constructed 
by a qualifiedengineer and designed by an architect, practically renovation is 
not required at least for 15–20years.

Roof with braidedcoconut /palm leaves roof requires change of roofing once in 
three years. Tiledroofing requires replacement when they are broken.

If white ants present in wooden items, they have to bedestroyed and chemical 
application is required by experts.

In RCChomes worst affected isthe entrance gate which stands in rain and get 
corroded at bottom andreplacement is required at least once in three years. Any 
amount of paintingwill not with stand the corrosion. My experience. 

If you want tochange interiors , it can be done at any time. Sometimes the 
closet ofceramic type may develop cracks which are to be replaced immediately

cook better than women today?

No.Ourgrandmothers certainly didn't all cook well.

But they did cook,and they cooked every day.

And they had to know how to cook, because they didn'thave cooking mixes or 
cooking aids available.

They only had thevegetables of the season. They always had to make something 
new from that.

I still experienced this in a southern Italian village.

Grandma Lucia, mydaughter's great-grandmother, knew endless ways to prepare the 
same ingredient.

Once I was there,the green beans were ripe. Then there was almost nothing else.

If mostpeople in the world get afflicted by some high profile disease, it 
mightinclude the doctors family, his wife, kids and parents, relatives and 
friends,who share and stay in this same world. So wishingsecretly for a risky 
disease for most, just to increase business, is not a goodoption for any doctor!

Jokes apart, Ithink this the question has deep social ramification.

Doctors (and hospitals) commercially benefit if a personfalls sick, more so if 
the disease is more complicatedand need more high-tech treatment? Right? Not 
always.

Most people are impressed by the fact that after a majorcomplex surgical / 
interventional procedure, the hospital collects a bill oflakhs of rupees; but 
don’t understand that the hospital has to spend lakhs too.

There isprofit, big time, but not to the scale you think of. Pay for the 
consultants,duty doctors, nurses, staff, cost of acquiring hi-tech equipment, 
maintenancedoesn’t come cheap.

For a angioplastyprocedure, taking less than an hour in total, a hospital 
charges a lakh ofrupee.

Apparently it looks like a huge profit for the hospital.But consider the cost 
of the materials used (Catheters, guidewires, balloon,stents), the salary for 
the doctors, nurses, staff, the cost of setting up thecath-lab (Rs 3 Crores), 
the AMC for the lab (A lakh a month), the overheads arehuge too. Not that the 
owners don’t make a profit, butthe size is not what people think.

Diagonal View.

One of my friend,owns in a small rural private hospital, 2 duty doctors, 5 
beds. He is a veryrich guy; he doesn’t flaunt wealth, nor show off like a 
glitterati, but ownslands, properties and shares, and enjoys two international 
holidays an year.

When I asked him, as to what was the magic behind hissuccess, he said, ‘We 
treat those who have no disease, and refer with thosewith disease’.

Put up a smallscale hospital, treat low risk cases, (refer those with high 
profile diseases)invest in less infrastructure and the profit margins are 
higher. Most largecorporate hospitals gets larger chunk of profit (not income) 
by doing‘Executive health check up’ (for normal healthy people); rather than 
undertakea high-profile complex procedure or surgery.

So, if all major,high profile disease goes away, the number of properties and 
land owned by myfriend would go up, and you are more likely to meet him at 
Lucerne or Zurichrather than Kochi or Patna.

Those with keenbusiness sense.

For the rest of us? Naughty kids will still be broughtto us by moms threatening 
them ‘if you don’t listen, doctor uncle will give youinjection’

Generally clothesafter drying in washing machine are dried only 70–80 % and 
with wrinkles. Theyhave to be dried on clothes line. Wrinkles can be removed to 
a certain extent by shaking them with hand  and placing spreading to correct 
position inclothesline. Iron the clothes after drying in sunshine for 
30–40minutes and ready to wear. Slightlywet clothes  is good for quality 
ironing.
