We have a lab with 4 individual data collection/computer rooms arranged
around the perimeter of a 10' x 8' room with a table.  They get
relatively little use except by graduate students wanting a secluded
place to work (or in one case sleep).  We conduct HCI studies so there
should be a demand.  The one that gets the most use is the one which can
be accessed from the hall as well as the main room - this allows from
different projects with different time schedules to use that one room
independent of the others.

I would opt for as flexible a space as possible.

The builders (8 years ago) used a brilliant and inexpensive solution for
running computer cables into the rooms.  The places a piece of 3-4 inch
PVC through the wall with threaded caps.  This is large enough for use
to set up equipment in the central room and run almost any type of cable
into the room.  If sound is an issue we simply stuff a piece of
insulation in the pipe.  It looks nice and works beautifully.
