Re: 4716 Cedar Ave --The 4700 block of Cedar would be Cedar Park, I think. If Cedar Park Community Assoc. has a zoning committee, the zoning committee should review the application and circumstances of the request. (Make sure the committee chair is aware of the zoning request.) Garden Court Community Assoc. may also be an interested party, as may other University City organizations.
You did not say what the current use or zoning is for this house. Does 6 units represent an increase in density? Is it currently a single-family use? Or, is it currently a 5-unit dwelling, etc.? If the community assoc. does not have a zoning committee, I urge you and your nighbors to review this zoning change, together with reps. from the community assoc'n (or local block assoc'n reps.). If the general opinion is that you are opposed to an increase in density (which I assume 6 units represents), then you should organize an opposition: collect signatures of nearby residents/owners on a petition, take photos, contact the councilwoman's office, possibly contact other UC organizations, etc. Then, plan on attending the zoning hearing to present your arguments. Spruce Hill Community Assoc. regularly oppose increases in density as a standard policy (in our area). I don't know if other community associations have such a policy, but it does stand to reason that by not allowing houses to be further sub-divided, we preserve the architectural, historical, and aesthetic qualities of our neighborhoods, and maintain quality of life standards (such as they are).
