There clearly is a disagreement between Ray and Karen as to the facts of the marketing collapse of the Firehouse Market. Karen was involved and informed; Ray was neither, but he doesn't care. Karen interprets newspaper accounts and websites in the light of practical business experience; Ray is a lifelong coddled Ivy-League non-profiteer with no interest in business and no willingness to learn it, since learning would impair his power to issue papal pronouncements on anything that is not his business, in a half hour on line. Which is all he's good for.

It's town vs. gown, with Karen speaking for the town and Ray speaking for arrogant Penn ignorance.
