have to be a kirkwood based chip?

The SoC on the build machine isn't important. If you are running
something like RSEL7 on your Pi, you should be able to build
u-boot from mainline source, provided mainline supports the device
in question.

The next issue is how to structure the install to make use of the
512MB internal RAM - It is a bit too big for a boot partition, but not
really big enough for a home patition.

Personally I always leave the on-board NAND well alone. I never saw
much point of using it.
