OK, found it... It seems the bug with '@' from the 2.4 release still 
isn't fixed (correctly).

I found that I have 7 '@' in my file and the variables *after* the 7th 
'@' weren't replaced!

In my tries with the delimiters, I forgot to tell Maven not to use the 
defaults -- this did the trick for me!
