Thankx Ray, much appreciated. Everything will be ok, sooner or later. Mostly 
it's just a mess. In time i'll have it back in ship shape. I can't live with 
it any other way. Floods are just part of the game living on a property like 
ours. Nobody put a gun to our heads and said we had to live here. 99% of the 
time it's GREAT! Domo again, mark.............
