The Ubuntu xcat-dep tarball for 2.8.4 is not available for download via 
sourceforge.

Should one of the snap tarballs be used?

Also, does xCat 2.8.5 support Ubuntu 12.04?
It isn't listed in under the verified OS's in the release notes:
