I’ve had this happen, but was able to make it go away by deleting the entire 
build directory (not just Derived Data) and/or quitting and relaunching Xcode.

That wouldn’t do anything; app bundles are read-only. You’d only be downloading 
an identical copy of what you just threw out. If you want to go back to a clean 
install you’d have to find and delete all the Xcode-related stuff in ~/Library 
and /Library.
