i'm rather new to zenoss too, but as a network analyst i can tell you that if
your device does not have an Ip address you'll have a very hard time
identifying it. hubs typically are not managed devices as they only forward
traffic. switches typically can be setup with or without an Ip address. if
you want ot manage it say with zenoss console to the device with a serial cable
or whatever method is specified and get the IP, or assign one to it. then you
can discover via zenoss. as for your modem, i'm not real sure you're going to
be able to monitor that. however if you have a router that's snmp capable you
can monitor through that and it's kind of like monitoring the modem. when i
first installed i couldn't see the map or perfs. try installing flash on
whatever computer you're working off of. that fixed me. you're on your own
wtih the MIB's. best way is via snmpwalk, or you can use a program called the
dude from microtik which has a pretty good graphical snmpwalk.
i do not however know how to import an entire MIB tree into zenoss. not sure
it can even be done.

hope that helps you a little.
