I took a look at the layout, but I am not able to guess what could make
proper sectioning.

I attached a short example screenplay. There are 3 kinds of scene
headers: "INT" (inside), "EXT" (outside), and generic "Scene" (for
writing things like EST or Establishing Shot and various less used
scene headers). It would be ideal if each of these would be treated as
a section header.
